Water compliance
In order to pass on the water usage charges to tenants, all the below conditions must be met:
- The property is individually metered.
- The property is water efficient according to the requirements in the Residential Tenancies and Rooming Accommodation Regulation – Section 22.
- The Form 18a General Tenancy Agreement – Item 12.2 is ticked ‘yes’ indicating the tenant must pay for water consumption.
Smoke alarm compliance
Smoke alarms save lives. The Property Manager/Owner must ensure the rental property meets all health and safety requirements.
The Fire and Emergency Services (Domestic Smoke Alarms) Amendment Act 2016 (Qld) commenced on 1 January 2017 and provides details on the requirements for Property Managers/Owners in relation to installation and maintenance of smoke alarms at domestic dwellings.
Pool Compliance
Non-shared pool
It is the owner’s responsibility to ensure they have a pool safety certificate. A copy of the certificate must be provided to our Agency so we can include with the tenant’s Lease Agreement. Pool safety certificates are valid for 2 years for non-shared pools.
Shared pool
For shared pools in unit complexes, tenants are generally not responsible for pool maintenance but may still need to comply with pool rules. Pool Safety Certificates for shared pools are often included with the by-laws.
Body Corporate By-Laws
By-laws allow a body corporate to control things like common property and assets and often apply at unit and apartment complexes. A copy of the by-laws must be provided to our Agency so we can include with the tenant’s Lease Agreement.
Repair Orders
A repair order is an order made by Qld Civil and Administrative Tribunal (QCAT) about addressing routine or emergency repairs and the repair order continues to apply until it is complied with and the order does not expire. This means a repair order can be in place even if the Lease Agreement ends or the property is sold.
Landlord Insurance
Matthiew Hogg Property is an authorised distributor for Terri Scheer and we can arrange a Landlord Insurance policy on your behalf (and can then manage any claims, etc on your behalf as well).
Landlord insurance covers you for tenant-related risks including loss of rental income, and loss or damage by tenants to your building and contents.
Please note, Matthiew Hogg Property receives a modest commission from Terri Scheer to manage the policies and claims as authorised managers.
How to Change Agencies?
You simply need to send an email to your current Property Manager notifying of the termination (we can help with the wording). We will send you a Form 6 Appointment of Agent form for your signature and we can take care of the rest!
